Floor plans are useful to gain an insight to the current layout of the building. During a non-domestic EPC survey we prepare floor plans for the purposes of producing the EPC. The EPC floor area is based on Gross Inernal Areas (GIA). The basis of GIA is laid out in the RICS Property Measurement 1st Edition incorporatig the Code of Measuring Practise 6th Edition.
GIA includes all internal areas even partition walls, columns, toilets, storage areas, corridors stairs etc. GIA is also used for estate agency and valuation purposes. Other basis of measurement includes Net Internal Area (NIA) which is used for estate agency, Gross External Area (GEA) which is used for industrial rating purposes in Scotland.
On request at the time of instruction, a floor layout plan can be provided.
