Scottish EPC Register
Energy Performance Certificates (EPCs) lodged in Scotland are stored on the Scottish EPC register. When a non-domestic or domestic is lodged by an accredited Assessor, the certificate is stored centrally and can be retrieved. This makes the register a useful tool for checking whether a building already has a valid EPC.
This register is operated by the Energy Saving Trust on behalf of the Scottish Government. Access to the Scottish EPC Register is determined by The Energy Performance of Buildings (Scotland) Regulations 2008.
General access to data held on the register is restricted to ‘authorised recipients’, including Approved Organisations and Local Authorities. Members of the public may search for individual EPCs by report reference number and, more recently, by postcode.

How to Search the Scottish EPC Register
Members of the public may search for individual EPCs by:
- Report Reference Number (RRN) – the unique 20-digit number shown on every certificate.
- Postcode – allowing you to locate certificates for a specific building address.
General access to bulk data remains restricted to ‘authorised recipients’ such as Approved Organisations and Local Authorities. Only individual certificates can be viewed by the public.
What an EPC Contains
A Scottish EPC includes:
- The building’s asset rating
- Estimated energy use and carbon emissions
recommended improvement measures. - Notional building comparison.
- RRN and lodgement details, including
validity date and assessor accreditation.

When an EPC Is Required

Common Issues with searching for EPCs
You may be unable to find an EPC because:
- the RRN is incorrect or missing.
- the certificate has expired.
- the property address has changed.
- the EPC was never lodged correctly.
