Energy Performance Certificates

Energy Performance Certificates (EPCs) play a vital role in assessing and benchmarking the energy efficiency of non-domestic buildings. These certificates are mandatory requirements in the UK and the EU, and are aimed at reducing energy consumption, lowering greenhouse gas emissions, and promoting sustainable practices. At Metro Commercial, we take pride in our specialisation in producing EPCs for non-domestic buildings, having been doing so since 2008.

Section 63 Action Plans

In Scotland, a Section 63 Action Plan may be required in addition to an Energy Performance Certificate where a building is larger than 1,000 sq m and does not meet the equivalent of the 2002 standard. There are no minimum EPC ratings for buildings less than 1,000 sq m.

Display Energy Certificates

Display Energy Certificates (DECs) play a crucial role in assessing and improving the energy performance of buildings. By measuring energy usage based on actual annual consumption, DECs provide valuable insights into a building's operational efficiency and environmental impact. DECs may be used to defer the requirement to carry out energy improvements within a Section 63 Action Plan.

Dynamic Simulation Modelling

Dynamic Simulation Modelling (DSM) is a specialised approach to building energy modelling that offers several advantages over the standard approach of using Simplified Building Energy Models (SBEM) for Energy Performance Certificates (EPCs). While Level 5 buildings are typically required to undergo DSM modelling for EPCs, this method can also be employed for all building types, including Level 3 and 4 structures.
