EPC for Glasgow Industrial propertyWe were instructed by our client to produce an Energy Performance Certificate for a 7,000 sq m industrial warehouse and production facility. The building had been extended several times since the original warehouse was built and now comprised a 7,000 sq m building with the main two uses being production and distribution warehouse.

EPC for Glasgow Office Property

EPC Glasgow office propertyMetro Commercial was instructed to produce an EPC for a 9,000 sq m prime multi-let office building in Glasgow International Financial Services District (IFSD). An EPC was required as the building was to be marketed for sale.

In order to produce the EPC, Metro Commercial carried out an extensive building survey to gain information regarding construction and building services information. Computer modelling of the building was carried out using specialist 3D CAD software to ensure accuracy of the building. In addition to the grading of the building, recommendations were made that when implemented would lead to the rating being improved on, energy consumption reduced and operational cost savings made.

EPC Retail Property

We were instructed by our client to produce an Energy Performance Certificate (EPC) for a high street retail building as the shop was to be marketed for let. The building had been recently refurbished internally but little attention had been paid during this refurbishment to improving the energy efficiency of the building with electric convector heating and tungsten lighting being present.

We were able to recommend a number of low cost measures to improve the EPC before the property was marketed. The shop was re-rated before marketing and the changes made in line with our suggestions ensured that potential tenants who inspected the property were not off-put by the very high EPC rating and the associated energy costs in occupying such a shop. Download a pdf of this case study.
